Tax Deed Information

The tax deed process is a legal procedure through which the county transfers ownership of tax delinquent properties to the county. Tax deeded properties are then put up for sale by the County and listed on this page.

How to Submit a Bid

  1. Review available listings below.
  2. Complete the Bid Form below. Place your bid in a sealed envelope clearly marked “SEALED BID – TAX DEED”
  3. Submit your bid by the posted deadline, if one is listed.
  4. Deliver your bid to:

  1. Each bid must include a 10% deposit (cashier’s check or money order only) made payable to St. Croix County. Personal checks will not be accepted. Deposits will be refunded to unsuccessful bidders.
  2. Bids will be opened by the Tax Deed Committee at a public hearing then presented to the Administration Committee.
  3. Full payment (cashier’s check or money order only) made payable to St. Croix County is due within 30 days of the bid award.

Terms of Sale

St. Croix County will issue a Quit Claim Deed to the successful bidder upon receipt of final payment (certified or cashier’s check only) within 30 days of the bid award.

The deed will be issued only to the person(s) who signed the bid form. Once a sale is approved by the St. Croix County Administration Committee, it is considered final — no refunds will be given.

All properties are sold “as is” by Quit Claim Deed, with no written or implied warranties. Please review the following important conditions:

  • Full payment is due within 30 days of the bid award.
  • A $30 recording fee is the responsibility of the buyer and due along with the final payment.
  • The County does not provide title insurance or abstracts.
  • Buyers must investigate and accept any title defects or property issues.
  • The County makes no guarantee regarding water or sanitary sewer systems on any property.
  • Properties are subject to zoning ordinances, where applicable.
  • New access to public roads may require approval from local or county authorities.
  • Property boundaries may not be marked. The County does not guarantee corner stakes or provide surveys. Any necessary surveying is the buyer’s responsibility.
  • Sales are governed by Chapter 75 of the Wisconsin Statutes.
  • St. Croix County reserves the right to reject any or all bids.
